Mortgage loans for residential housing have more than doubled

Since the beginning of the year, the volume of loans for the construction of private homes has exceeded 48 billion rubles against 21.4 billion rubles for the comparable period in 2025. The main demand is formed by families with children — they account for more than 80% of all loans. This was reported by analysts of Sberbank's Domclick service, having studied the data on mortgage transactions.

Experts attribute the growing interest in residential housing, among other things, to restrictions on the amount of "Family mortgages" for apartments, which is why borrowers are more likely to choose to build their own homes.

"This year we are witnessing a revival in the individual construction segment. Even if we do not take into account the high demand for residential housing in January, associated with the tightening of Family mortgages, in February and March 2026 the amount of disbursements amounted to 11.5 and 12 billion, which is 2.5–3 times higher than the volume of disbursements in the same months of 2025," explained Alexey Leipi, Director of the Domclick Department of Sberbank.

In less than April, borrowers issued loans for more than 9 billion rubles, which is already higher than in April last year.

According to the study, the highest median cost of building a house was recorded in the Far East — 8.5 million rubles. In the North-Western District, the figure is about 8 million rubles, in Central Russia — 7.9 million rubles. In the Volga, Siberian and Ural districts, construction costs 6.4–6.6 million rubles, in the Southern — just over 6 million, and the minimum values were noted in the North Caucasus — 5.8 million rubles.

Most often, Russians build single—storey houses with three rooms, while the most spacious facilities are over 120 square meters. m — located in the North Caucasus region. The initial payment in most regions is 22-24%, reaching 27% in the North Caucasus. The highest incomes of borrowers were recorded in the Central, Northwestern and Far Eastern districts - up to 156.9 thousand rubles, where the maximum monthly payments are also noted — up to 50 thousand rubles. The Astrakhan Region (23.3%) became the leader in the share of residential housing in loans, followed by Yakutia (13.5%) and Irkutsk Region (11%).
