According to the results of the first quarter of this year, compared to the first quarter of 2025, the choice of offices for both sale and rent increased in Russia by 18%. Avito Real Estate analysts came to this conclusion on April 18 after studying the market.

According to their analysis, however, the supply still remains 10% below the peak in 2023, which indicates a high demand for such facilities.

At the same time, the share of offices for sale has increased significantly in the supply structure: if in the first quarter of 2023 there were 13% of all offices, then in the same period of 2026 it was already 21%. This is a consequence of demand stabilization: in previous years, many offices were purchased during the construction phase, so they did not go on public sale.

Among the regions, year-on-year supply increased the most in the segment of office sales in Moscow (+33%), Rostov (+29%) and Moscow regions (+24%), as well as in St. Petersburg (+20%). The most noticeable dynamics in rent is in the Sverdlovsk Region (+60%), St. Petersburg (+56%), Novosibirsk (+51%) and Rostov regions (+32%), as well as in Tatarstan (+21%).

IN THE CORE.XP predicts that the commissioning of offices in the capital may almost double this year, as 47% of the planned construction volume for 2025 - 615 thousand square meters — has been postponed to 2026. Thus, the capital can strengthen its leadership in the market.

As for demand, it is undergoing a stabilization stage after almost continuous growth throughout 2023 and 2024. At the same time, the structure of demand has not changed during this time.: As three years ago, 92% of users were interested in offices for rent, 8% — for sale.

At the same time, interest in buying offices in a number of regions has increased over the past month: in Moscow by 15%, in Tatarstan by 11%, in St. Petersburg by 9%, and in the Samara Region by 17%. In March 2026, people in Russia want to rent properties 5% more often than in February, and in St. Petersburg - by 17%.

As of March 2026, the average offer price for the sale of a Class A office was highest in Moscow (473 thousand rubles per 1 square meter), St. Petersburg (321 thousand rubles), Yekaterinburg (243 thousand rubles) and Kazan (241 thousand rubles). The highest rental prices in Class A were also recorded in Moscow (4 thousand rubles per 1 sq. m.), St. Petersburg (2.8 thousand rubles) and Yekaterinburg (1.4 thousand rubles). Information about other cities and Class B offices is shown on the graph.

Nikoliers predicts that the increase in rates in St. Petersburg in 2026 will average 4-6% due to the expected completion of a number of high-quality facilities in the central locations of the city. Moderate growth is also expected in Moscow.

In January, at the CORE consulting company.XP was told that in 2025, rental rates in offices of all classes increased by 40%. It was noted that in the secondary market inside the MKAD, rates in Prime class offices reached 85 thousand rubles per 1 sq.m. m per year, excluding VAT and OPEX, in class A increased by 27%, to 51 thousand rubles per 1 sq.m. m per year, in class B+ — by 8%, up to 31 thousand rubles per 1 sq. m. m per year, class B has doubled.
