The share of premium new buildings with the price of sq. m. m above 1 million rubles reached 30%

The share of premium-class Moscow new buildings with an average price of more than 1 million rubles per sq.m. m has reached 30%, analysts at Plateau Development, who conducted market research, told Izvestia.

According to research data, developers are currently selling 64 new premium class buildings in the primary Moscow market compared to 60 complexes a year earlier (+7%). Among them, 19 projects have overcome the psychological price threshold — the average cost per square meter in them exceeded 1 million rubles. A year earlier, there were 11 such new buildings in the premium segment. That is, their number increased by 73%, and their share in the structure of the exposition increased by 12 percentage points — from 18% to 30%. Maximum average price per sq.m. m in the segment reached 1.9 million rubles against 1.8 million rubles a year ago.

According to calculations by Plateau Development experts, 1.8 thousand apartments and apartments are currently being sold in premium new "millionaire" buildings, which is 26% of the total supply in the segment under consideration (6.8 thousand lots). In the same period of 2025, in premium class projects with an average "square" price of over 1 million rubles, developers sold only 0.6 thousand apartments and apartments - only 10% of all premises sold.

There is not a single new building with an average price per square meter in the mass segment. m more than 1 million rubles. At the same time, over the past year, there has been a shortage in the supply of comfort-class primary housing, which has led to a significant increase in its cost. Maximum average cost per square meter m in the market of massive new buildings in Moscow reached 602 thousand rubles against 508 thousand rubles a year earlier (+19%).

There is currently one new building in business class with an average price of over 1 million rubles per square meter. The "square" in this project will cost an average of 1.2 million rubles. There were no such complexes a year ago, and the maximum price is sq.m. m was 878 thousand rubles (+36%).

In the high-budget segment (elite and deluxe class), on the contrary, only one new building costs less than 1 million rubles per square meter, and this is the only final lot. That is, in all elite projects, the cost of the "square" exceeds 1 million rubles. The same thing happened a year earlier. At the same time, the maximum average price is sq.m. Revenue in this segment increased by 43% year—on-year, from 4.4 million rubles to 6.3 million rubles.

"The premium segment of the Moscow new building market is the most attractive for investment today. Over the past 12 months, the average price per square meter m in the primary premium class market of the capital increased by 20%. Moreover, the situation is not caused only by changes in the structure of the offer. There is indeed a real increase in prices ahead of inflation.
