- Apartments with an elevator on the secondary market turned out to be 47% more expensive
Apartments in buildings with an elevator in the Russian secondary market are on average 47% more expensive than in houses without it, researchers at Sberbank's Domclick analytical center have found. The average price per square meter in houses without elevators was 95.3 thousand rubles.
The number of elevators directly affects the cost per square meter, the researchers note. The standard for the secondary market remains one passenger elevator per entrance — such houses account for almost 70% of ads, analysts estimate. Almost every fifth apartment (18.5%) is located in a building without an elevator. Two lifts occur in 9% of cases, three or more — only in 2.9%. Freight elevators are provided in only 26% of the entrances.
Two elevators in the entrance are typical for newer and taller buildings — the average price of a "square" in them is 23% higher than in buildings with one elevator. Three or more lifts add another 30% to the cost. As a result, apartments in such buildings are on average more than twice as expensive as apartments without an elevator. At the same time, the difference in price is due not only to the presence of the lift itself, but also to related factors: the quality of construction, the age of the house, location, layouts and infrastructure, Domclick emphasized.
The equipping of houses with elevators is associated with the era of construction, the researchers note. In buildings of the first half of the 20th century, the proportion of apartments without a lift reaches 84.9%, in pre—revolutionary buildings - 44.6%. The mass installation of elevators began in 1976-1991. In buildings after 2010, the share of entrances with two or more elevators reaches 20%, and in high-rise buildings with 26 floors, 57.3% of apartments have access to three or more elevators.
Elevators are also found in low—rise buildings up to five floors - the share of such facilities is 3.4%. Most often, the lifts in them were installed after construction, often in the form of outriggers outside the building, which allows not to interfere with its design.
