Four out of 10 sellers of secondary real estate in million-plus cities reduce the cost in the ad. On March 25, Yandex Real Estate analysts told Izvestia about this, who studied the main market trends.
According to the study, in the first quarter of this year, 40.2% of sellers in million-plus cities reduced the cost of an apartment in an ad. While the average discount was 4%.
"Over the past three months, the average amount of price reduction in ads for the sale of second homes has decreased slightly — by 0.3 percentage points. The share of ads where owners reduce the cost has also decreased slightly — by 3.4 percentage points per quarter. This change occurred against the background of a decrease in the key interest rate and an increase in buyer activity," the study says.
The most significant share of ads for the sale of secondary real estate with a reduced price during the search for a buyer in the first quarter of 2026 is noted in Ufa (51.7%), Volgograd (50.9%) and Chelyabinsk (50%). The owners from Krasnodar (-5.6%), Rostov-on-Don (-4.7%) and Novosibirsk (-4.5%) reduce the cost of selling secondary real estate the most.
"Owners are still flexible in terms of price when selling secondary real estate. This allows buyers, especially with borrowed funds, to make the purchase of housing more profitable. At the same time, during the first quarter of 2026, the share of ads in which owners, while searching for a buyer, reduce the cost of housing and the discount itself began to decrease. This is happening against the background of the weakening of the key interest rate and the gradual intensification of demand in the secondary market. We assume that the trend towards price flexibility will continue, but the discount rate in individual cities may decrease against the background of a general easing of monetary policy and rising demand. Also, some owners will be ready to meet the buyer halfway in terms of price already with a more detailed discussion of the transaction. Most often, the willingness to make an additional discount during the auction occurs in cases when the buyer is ready to enter into a deal in the near future and when the apartment has been on display for a long time," Evgeny Belokurov, commercial director of Yandex Real Estate, explained to Izvestia.
Alexander Aksenenko, Deputy Chairman of the State Duma Committee on Construction and Housing and Communal Services, announced on March 10 that a family mortgage on secondary housing could be earned as early as 2026. The MP added that the expansion of mortgage programs and the improvement of conditions for the purchase of housing can potentially contribute to an increase in the birth rate if real estate becomes more affordable for families.
