Domclick experts have assessed the level of gasification of housing in Russia
Country houses are more often gasified than secondary housing located in apartment buildings (MCD), analysts at Sberbank's Domclick service found out after examining real estate listings. Among private houses and townhouses, the share with gas utilities reached 71%, and in the secondary real estate market in the MKD – 63.4%.
According to experts, the gap between suburban and urban markets will continue to grow. New buildings with gas equipment in apartments are entering the market less frequently, and private sector gasification programs are developing. In addition, the outdated housing stock, which originally had gas columns and stoves, is gradually being eliminated.
Among the largest regions, the Volgograd (92.6%) and Kaliningrad (92.5%) regions, as well as the Stavropol Territory (87.2%), became the leaders in gasification of apartments in the MCD. These regions are major gas transportation hubs: the Southern Corridor passes through the Volgograd Region, the Kaliningrad Region is the end point of the Minsk—Vilnius—Kaunas—Kaliningrad gas pipeline, and the Stavropol Region provides supplies to the North Caucasus and Transcaucasia.
In Moscow and St. Petersburg, the share of gasified apartments was below the national average. In Moscow, it was 36% due to intensive high—rise construction and the renovation program of the old housing stock.
In the rural segment, the highest level of gasification was recorded in the Stavropol Territory (96%), the Rostov Region (90.2%) and Tatarstan (89.9%). The lowest rates are in a number of regions of the Far East and Siberia.
The study also revealed that the more expensive an apartment is on the secondary market, the less gas is found in such offers. In the rural segment, the situation is the opposite — more expensive houses are gasified more often. Budget country houses and village houses often use stove or electric heating, while cottages for permanent residence are usually equipped with gas systems.
