Experts have announced an increase in the number of transactions for the purchase of real estate without a mortgage

By the end of 2025, Russians concluded almost 400,000 transactions for the purchase of real estate without a mortgage using Sberbank services, which is 12.4% more than in 2024. According to the results of the analysis of data on real estate transactions, experts from Sberbank's analytical center Domclick stated this. The most common transactions for own funds are in the metropolitan cities of Moscow (58.8%) and St. Petersburg (58%).

In 2025, the number of non-mortgage transactions grew unevenly. The first period lasted from February to the end of April, when the number of transactions exceeded 30 thousand. The number of deals dropped in the summer. This was influenced by the seasonal factor, as well as the decision of hesitant buyers to apply for a mortgage after reducing the key rate from 21% to 18%. Nevertheless, since August, interest in transactions for own funds has returned to the indicators of the beginning of the year (more than 30 thousand), and in December it reached a peak (52.7 thousand transactions).

Most often, Russians purchased secondary real estate without a mortgage. The share of this segment in 2025 consistently exceeded 60% of the total number of non-mortgage transactions. According to Domclick experts, the key factor was the relatively high rate on market programs, which prompted potential buyers to do without a mortgage.

Buyers from Moscow (58.8%) and St. Petersburg (58%) showed the highest interest in transactions for their own funds. In these regions, almost 60% of all real estate transactions take place without using borrowed money. The Republic of Crimea closes the top three — the share of non-mortgage transactions there was exactly 50%.

In addition to Moscow, a high proportion of transactions without a mortgage was recorded in other regions of Central Russia; in general, they are the most represented in the rating. Thus, in the Moscow region, the share of transactions for own funds was 49.4%, in Kostroma — 49%, in Voronezh — 41.3%, in Lipetsk — 40.4%, in Kaluga — 40%. The share of transactions without a mortgage was slightly less than 40% in the Yaroslavl region (39.5%).
