Sberbank reported an increase in mortgage lending

By the end of January 2026, Sberbank issued mortgage loans in the amount of 313.5 billion rubles, which is 4.7 times higher than in January 2025. The main volume was accounted for by the new building market, which accounted for 73.6%. Finished apartments accounted for 13.2%, while the total share of suburban real estate reached 12.2%. This was reported by the analytical center of Sberbank's Domclick service according to mortgage lending market research for January 2026.

"In January 2026, Sber issued mortgages in the amount of 313.5 billion rubles, 4.7 times more than in January 2025 (67 billion rubles). New buildings have the largest share of loans (73.6%), followed by ready-made apartments (13.2%), and the total share of suburban real estate from the total amount of loans reached 12.2%. Compared to January 2025, disbursements for new buildings increased 4.6 times to about 231 billion rubles, and for ready—made apartments — 4.7 times, exceeding 41 billion rubles. The volume of lending to suburban real estate increased even more significantly — by 5.3 times and amounted to 38 billion rubles," said Alexey Leypi, Director of Sberbank's Domclick department.

The share of primary housing in the total volume of rents increased by 1.6 percentage points compared to the previous month and again exceeded 70%. The leaders in the share of new buildings were Penza and Voronezh regions (82% each), Moscow (81%) and Rostov Region (80%).

The volume of mortgage lending in the secondary market increased 4.7 times year-on-year and exceeded 41 billion rubles. At the same time, the share of ready-made apartments decreased slightly by 0.5 percentage points, which analysts attribute to increased demand for Family mortgages and increased interest in new buildings.

The demand for suburban real estate has also increased significantly. Loans for ready—made country houses exceeded 23 billion rubles, which is seven times more than a year earlier, and the volume of loans to residential housing increased 3.8 times to 15.2 billion rubles.
