The cost of parking space in residential complexes has reached almost 20% of the cost of an apartment, analysts told Izvestia. On average, this is 2-3 million rubles, and in premium residential complexes the price can exceed 20 million. Over the past year, the cost of such lots has increased by 20%, while apartments have risen in price by 7-9%. Where there are not enough parking spaces

In 2025, buyers of new housing on average had to pay almost a sixth of the cost of an apartment for their own parking space, analysts told Izvestia. At the same time, prices for parking spaces grew faster than for apartments, explained in the consulting company Macon and the development company Talan.

More than 60% of residential complexes in Russian cities with a population of over 500 thousand people have organized underground or multi-level parking, in which apartment owners can purchase a parking space as personal property. In other cases, car owners use places on the territory of the house.

The highest proportion of projects with organized parking is in residential complexes under construction in Barnaul (95%), Vladivostok (92%), Moscow (87%), Stavropol (86%), Kazan (82%) and Rostov-on-Don (82%). The most difficult thing is to buy your own parking space along with an apartment in Balashikha, Yaroslavl and Ulyanovsk.

— The level of availability of parking spaces in the city depends on urban planning standards and the strictness of their observance, the quality characteristics and the prevailing class of housing, the scale of the complexes, and most importantly - on the income level and solvency of buyers, — said Natalia Garifullina, Commercial Director of Talan. — In cities with a population of over one million people, there are an average of 39 parking spaces per 100 apartments, while in other large cities there are 15% fewer parking spaces — 33 spaces.

On average, the budget for buying a parking space is 17% of the cost of an apartment. In cities with a population of one million people or more, it reached 1.3 million rubles in 2025 and showed an increase of 20% compared to 2024. In cities with fewer than a million people, the cost was 1.1 million rubles, and it increased by 10% over the year. The price of apartments over the same period showed a more restrained increase — in the range of 7-9%.

The problem of lack of parking spaces, for example, in Moscow remains relevant, Dmitry Zheleznov, Chief Commercial Director of Kortros Group, confirmed. According to him, the shortage is especially acute in the Southeastern Administrative District.

— In almost all its districts, the coefficient of provision of underground parking for residential complexes and apartments is less than 25%, while the average value in the district is 19%, — he said. The average availability of underground parking spaces here is 21%.

What makes up the price for parking

The shortage and, as a result, the increased cost of parking spaces are most acute in the historical center of the city, where ground parking is impossible due to dense buildings, said Leonid Skorokhodov, head of the analytics department at Dominanta.

"The construction of underground parking lots is limited by urban communications, underground engineering networks, as well as the risks of discovering archaeological heritage sites or structures from past eras, such as military bunkers," the expert said. — This can completely stop or significantly increase the cost of the construction of parking space.

A key factor in the price increase for parking is the high cost of construction, said Maxim Luchnikov, Commercial Director of Summa Elements Group.

— The land is expensive, and the construction of an underground parking lot with a depth of more than three floors becomes extremely expensive for the developer, — he explained. — In conditions of height cancellation, a large volume is placed on small plots, which leads to an imbalance: the coefficient of availability of parking spaces in skyscrapers rarely exceeds 0.25-0.5. High demand and high construction costs are what form the price.

The final price is also influenced by the modernity of the project, the equipment of the parking lot, its convenience and functionality, added Pavel Inshakov, Director of Residential and commercial Real estate at Pioneer.

"Places closer to elevators, pedestrian crossings, and exits are more in demand," he said. — Remote, dead-end or corner locations, especially in dark areas, are sold at a discount of up to 5-10%. Proximity to technical rooms, columns or garbage mines also reduces the price.

The standard seat has an area of 12.5–13 sq. m. Enlarged seats are in demand for large premium cars and cost 15-30% more.

"For high—budget projects, the height of ceilings and driveways, the level of lighting, video surveillance, access control, ventilation, and flooring are also important," he added. — Special design, tiled flooring, art objects can add up to 15% to the price.

At the same time, the cost of a parking space from the moment of the start of sales to the commissioning of the facility, as a rule, increases by 20-30%, Pavel Inshakov noted. Developers withdraw such lots a year and a half after the start of apartment sales, as demand for parking grows as the project's readiness stage increases.

— The intensity of price growth by the time the residential complex is commissioned depends on the availability of apartments with parking spaces and demand for parking spaces, - the expert explained. — In comfort and business class, the price increases faster, as the availability rate in such houses is lower, on average 0.2–0.3 parking spaces per apartment.

Izvestia studied aggregator sites for the sale of real estate, including parking spaces. So, on average, a parking space costs 2.5–3 million rubles. However, there are options that are more expensive than 25 million.

Will prices rise

In the next year and a half, cost control is not expected, so further growth is predicted, Maxim Luchnikov believes. The increase in prices for parking spaces is observed in the range from 10% to 20%, Dmitry Zheleznov believes. The payback period for investments in them at a rental cost of 15 thousand to 25 thousand rubles per month is on average about 15 years.

— It will be difficult to optimize the situation in the short term, — Maxim Luchnikov said. — The cost will continue to grow. A promising solution is technological automation, for example, intelligent parking—elevator systems, which make it possible to use space more efficiently, avoiding losses on the "snails" of check-in. But so far it has not become a mass practice. In the long term, this may encourage some residents to switch to public transport instead of a private car.

The outstripping increase in prices for parking spaces compared to housing is the result of several overlapping factors that stem from the construction economy itself, said Alexey Ivanov, owner of the Alliance Trucks commercial vehicle dealership network.

In the mass and comfort segments, 30-50% of parking spaces are sold out at most - the buyer of an apartment for 8-10 million is not always ready to add another one and a half parking spaces," he said. — Unsold places are hanging like ballast on the developer, who is forced to raise prices for the remaining lots to compensate for the costs.

Paradoxically, an oversupply does not lower prices.

The authorities oblige developers to build parking lots at the rate of one parking space per 80 square meters of housing, but the real supply is only partially covered by demand. At the same time, land in cities is becoming more expensive, building density is growing, which makes the same underground parking an unavoidable necessity — but unprofitable for the developer.

— As a result, the price of the remaining places is growing faster than apartments, as the developer is trying to at least partially recapture investments at the expense of those who are still ready to buy, - he said. — The situation is unlikely to change in the short term.

While the cost of construction is growing, and demand remains sluggish in the mass segment, parking spaces will become more expensive at a faster pace, experts believe.

— The "flexible rationing" of parking spaces discussed by the authorities, depending on the proximity to public transport, may somewhat reduce the pressure on developers in certain locations, but the effect will not appear until 2026, when the amendments will take effect, — Alexey Ivanov believes.

In the premium segment, where parking lots are fully sold out, prices will continue to follow the housing market, but in economy and comfort class the gap may widen, the expert concluded.
