In 2026, the trend towards renting apartments without finishing will continue, experts from NDV Supermarket of Real Estate believe. However, according to analysts, this will only affect business and premium class projects. The Izvestia study was reviewed on November 25.
Real estate market analysts have recorded a steady trend: in a number of million-plus cities, the format of apartments with finished finishes is gradually disappearing. Its place is taken by the usual white box (pre-clean) or apartments without decoration.
"This is due to the optimization of the cost of projects. Against the background of rising prices for finishing materials and repair work, the average price per square meter of finishing has increased by 2 times in a year," analysts believe.
For example, in Volgograd, the share of apartments sold without finishing is already reaching record levels in Russia — 85%. The remaining 15% is equally distributed between pre-finishing and finishing. In Chelyabinsk, the share of apartments without finishing is 77%, in Rostov-on-Don — 75%. In Samara and Omsk, developers are also betting on this type of apartment decoration, and 66% of their projects are rented without finishing. In Moscow, it is almost 62%.
In Yekaterinburg, apartments with finishing are still more often built: 52% in the capital of the Urals are pre—finished white box facilities, 33% are turnkey, and only 15% are rented without finishing. However, it is quite easy to buy an apartment with finishing in the northern capital — only one in three objects is built without it (36.6%), one in four — with pre—finishing (23.3%), 38.6% — can be purchased with fully finished repairs and with additional options - 1.6%. In Perm, 81.6% of apartments are rented with some kind of decoration.
In Krasnodar and Novosibirsk, it is most difficult to pick up an object and enter it immediately. Here, most of the supply is represented by pre—finishing: in Krasnodar - 69.3%, in Novosibirsk – 66.3%.
Development-Yug claims that this trend has the least impact on comfort class real estate.
"In cities with a population of one million, the demand for rough finishes in business and premium class is really increasing, for the most part this applies to buyers who purchase objects in order to carry out repairs according to their design and organize the space for themselves," said Vladimir Kravchenko, the company's vice president of marketing.
According to him, renovated apartments are still the most popular lot in comfort-class projects.
The reasons for the consolidation of the new trend in the market, according to experts, were also the shortage of personnel, the increasing complexity of architecture and the increase in quality standards for facilities that are increasingly being purchased for investment, as well as a change in customer preferences — some of them declare their desire to carry out repairs "for themselves" and at their own pace.
Artem Okhmat, head of advanced projects at Level Group, told Izvestia on November 23 that flooding of the apartment could be avoided due to high-quality waterproofing. According to him, the surface needs to be cleaned of dust, dirt and construction debris for better adhesion of materials.
After leveling the base and sealing the cracks, you can start priming. The coating waterproofing is applied in two layers, it is important that it is penetrating and fills the pores and cracks. If the repair is done independently, then these conditions are extremely important.
