Only every 27th apartment in the primary market of old Moscow is multi-room, analysts at Metrium, who conducted a study of the real estate market, told Izvestia. At the same time, according to their estimates, the number of such offers in the capital's new buildings increased by 30% over the year.
According to Metrium, in November 2025, 38,120 apartments were represented on the primary housing market in old Moscow, which is 14% less than a year earlier (44,380 apartments). There are 1,415 multi-room apartments among them. On the contrary, this indicator increased by 30% year-on-year, with developers selling 1,089 such premises in November 2024.
The number of multi-room apartments for sale in the primary market of old Moscow has grown in all segments over the year. In the mass class — by 42% (from 55 to 78 apartments), in the business class — by 29% (from 417 to 539 apartments), in the premium class - by 22% (from 319 to 388 apartments), in the elite segment — by 38% (from 298 to 410 apartments).
"Developers have begun to bring more multi-room apartments to the market due to the growing popularity of family mortgages and increased demand for exclusive housing formats (penthouses, apartments with terraces and patios). The share of such proposals in the structure of DDA transactions in old Moscow does not exceed 2-3%, at the same time they account for up to 10% of the total revenue of developers," Zhanna Makhova, Deputy General Director for Product and Development at MR, explained to Izvestia.
The share of multi-room apartments in the supply structure in Moscow's new buildings, according to analysts, is now less than 3%. However, over the past 12 months, it has increased 1.2 times. The minimum share of such offers is recorded in the mass segment (0.7%), the maximum in elite projects (22%).
"The number of multi-room apartments in elite new buildings in Moscow in 2025 for the first time exceeded the 400-lot mark. Firstly, more of the most expensive and exclusive ones, such as deluxe projects, began to enter the market. The apartments in them are, in fact, individual residences and, as a rule, are distinguished by an almost rural expanse. For example, in our Golden Quarter project (Zamoskvorechye, Central Administrative District), the average area of multi-room apartments is 229 sq. m. Secondly, over the past year, sales of penthouses have started in many elite new buildings. This is still a rare format, and yet the number of such offers has increased significantly. The maximum area of such lots is now approaching 1,000 square meters," said Ekaterina Borisova, Director of Development at Rariteco.
Analysts of Grad Development said on November 14 that the average cost of 1 sq.m. The cost of housing in Moscow in October ranged from 400,000 to 1.9 million rubles. The highest average cost of 1 sq. m is traditionally noted in the Central Administrative District of the capital (1.93 million rubles). The second place is occupied by the Western District (CJSC) (700 thousand rubles).
