Over the past six months, the number of small cars in large Russian cities has dropped to a record — their share in the new-build market now stands at only 8.6%, housing aggregators and analysts told Izvestia. In 2025, the share of micro-housing supply (with an area of 28 square meters or less) in large Russian cities decreased to 8.6%, analysts told Izvestia. In 2018, the share of such apartments reached 17% of the total.

Why micro-housing is popular
The studio format attracts both young buyers who are looking for their first home, and investors who expect high demand when renting compact apartments, Yandex Real Estate noted.
"Interest in them remains at a high level — about 13% of views among new buildings," they explained.
There are several factors reducing the supply of small-sized housing for sale, Irina Pashkovskaya said.
— First of all, this is a restriction on its construction in the capital region, which was announced as a pilot project with the prospect of its expansion to other megacities of the country. As a result, developers began to reduce the share of such apartments in their promising projects," the expert said.

What awaits the small-size housing market

Living in such apartments can have a significant impact on the emotional state and relationships between family members, said Maria Todorova, a family psychologist.
"When a person doesn't have personal space, it inevitably increases the level of anxiety and irritability," she said. — It is difficult to restore internal resources in a limited area: even short-term solitude, which is necessary for mental balance, becomes almost impossible.
The lack of personal space is especially acute in families with children, the psychologist emphasized. A child in the process of development needs a zone where he can play, fantasize, be "on his own."
