Domclick noted an increase in mortgage payments for residential housing

In the third quarter, the total amount of loans for individual housing construction issued by Sberbank since the beginning of the year exceeded 100 billion rubles. This was reported in Domclick.

They noted that it was the third quarter that became a record — more than half of this amount, 51 billion rubles, was disbursed. Thus, the growth compared to the first three months of the year was 300%.

Government support programs account for a significant share in the issuance of mortgages for residential housing. "The situation in the residential housing segment was difficult in the second half of 2024, when the State Support 2020 program ended. In these circumstances, the Family Mortgage program began to play an important role. Since April, this program has accounted for from 70% to more than 80% of the total volume of residential housing loans, which has provided support to families with children who want to improve their living conditions," explained Alexey Leypi, Director of Sberbank's Domclick Department.

The volume of disbursements under this program increased as the spring and summer season approached. In addition, on March 1, 2025, the law on residential housing using escrow accounts came into force, which increased the security of transactions and the transparency of construction.

The revival in the residential housing market, which began in the second quarter of the year, continued in the third, demonstrating high growth rates in the regions. The three leaders in terms of increasing lending volumes in the third quarter included Voronezh (88%) and Tver (80%) regions, as well as the Republic of Sakha (Yakutia) (77%). Tula and Omsk regions complete the top 15 with 41% and 39%, respectively.

Moscow and St. Petersburg also showed significant increases of 49% and 42%. "Despite the fact that there is practically no individual housing construction in large cities, many of their residents take out mortgage loans for residential housing for the subsequent construction of suburban housing in neighboring regions," Domclick said.
