The expert named the reasons to start building a house in the fall
Autumn is considered an unusual time to start building a house, but this period has its strategic advantages. On November 3, Fyodor Vasiliev, a construction expert, founder and CEO of Glavsnab, told Izvestia that autumn construction is not only a compromise between deadlines and the weather, but also a real chance to win the season if you approach the process prudently.
According to him, at daytime temperatures of about +6 degrees, the ground has not yet frozen, and the absence of heat makes the behavior of concrete and bricks more stable than in summer. At this time, you can safely fill in the foundation and lay engineering networks, as long as the equipment is passable and does not require winter heating allowances. The main thing, according to the expert, is not to wait for December, since at the first stable minuses, concrete turns into a capricious material that requires constant monitoring.
"For a private construction site, autumn is the right time not only for active work, but also for a thoughtful stop before winter. If the house does not have time to be brought to the roof, it is important to preserve the object correctly: close the foundation and floors, protect all nodes from moisture and freezing," Vasiliev said.
According to him, autumn conservation is critically important for saving investments and avoids cracked concrete or skewed walls in the spring. The responsibility here lies entirely with the owner of the site, so saving on shelter or drainage is a direct risk to the future of the house.
Practice shows that in autumn it is advantageous to close the foundation, put up a box and mount the roof with minimal internal filling. In this scenario, the house will quietly overwinter, and in the spring you can immediately proceed to interior and facade work. If the house is already under the roof and there is heating, autumn becomes the best moment for engineering and roughing processes.
"The temperature inside is maintained at least +5 degrees, the humidity is moderate, and the masters are freer than in summer. This allows you to quickly make plaster, screed, and install electrics and plumbing without the risk of overheating materials. At the same time, a temporary heating system remains an essential element for any autumn decoration in order to avoid freezing of walls and pipes," the expert noted.
Autumn is also attractive for economic reasons. Contractors who have completed summer facilities are looking for orders so as not to be idle, and warehouses are selling off leftover materials before winter. As a result, both services and materials are cheaper than in the spring. Against this background, you can sign a contract with an experienced team, get all the necessary certificates for hidden work and fix the estimate before prices rise. At the same time, the expert warns that savings should not turn into a race for deadlines: if the weather goes into negative territory, it is better to suspend construction and preserve it competently than to correct the effects of dampness and frozen concrete in the spring.
In general, autumn is a time of targeted and reasonable solutions for individual housing construction. This is not the season for an all-at-once approach, but a period when the right strategy is more important than speed. At current temperatures, it is realistic to make a foundation, a box, insulate the roof, lay engineering communications and prepare the house for wintering. In the spring, such an object no longer requires starting from scratch, but simply continues to move towards the final.
