Experts have predicted the growth of the daily rental housing market
The daily rental market in Russia will grow by 22% by the end of the year and reach 549 billion rubles by 2028. This forecast was given in Avito Travels at a conference for participants in the market of short-term rental of real estate "Objectively".
At the same time, the supply of daily rental properties increased by 26% compared to September 2024, and in the segment of short-term rental of suburban housing, the growth was 32%. This summer, tourists on Avito Travel were able to book up to 500,000 properties in Russia (about 400,000 in the high season of 2024).
Supply is growing faster than demand, experts say, agreeing that it is still possible to enter the daily rental business, but competition is intensifying.
At the same time, the tourist flow in Russia is approaching its peak today: by the end of 2025, the number of nights booked will grow by 9.5% year—on-year, and the average check will increase by 11.5% (from 3,900 to 4,400 rubles). The increase in the latter is largely due to inflation.
Artyom Kromochkin, Director of Avito Travel, believes that the market is already at a point where horizontal scaling does not work, and qualitative changes are required for professional and financial growth. This implies a more thoughtful approach to the selection of facilities, internal changes to meet the needs of the target audience, and price optimization. According to Kromochkin, industry trends dictate the transition from selling exclusively services to creating a comprehensive customer experience and impressions. Technological platforms should be used to increase the attractiveness of facilities, as well as their utilization against the background of high competition, Kromochkin emphasized.
"Today, large foreign management companies are following the path of consolidation, standardizing the appearance and equipment of accommodation facilities and relying on technology. Successful management companies' mobile applications allow guests to open doors, adjust the temperature, communicate with support and have access to additional services, while landlords can monitor revenue dynamics, bookings and service. Businesses are also actively using OTA platforms," Kromochkin added.
