Analysts pointed to a shortage of multi-room apartments in business class

Study: shortage of family apartments persists in new business-class buildings

The share of apartments with two or more rooms in the market of new business class buildings in "old" Moscow is 49.1%. Over the past three years, the indicator has decreased by 14 percentage points, analysts at the STONE development company told Izvestia on September 14.

According to STONE, 20,620 apartments are currently being sold in the primary business class market of "old" Moscow, accounting for over 50% of the total supply in new buildings within the historical borders of the capital. Over the past 12 months, the business class has significantly outstripped the previously leading mass segment in terms of exposure volume. This is primarily due to the demand for new business-class buildings among family buyers.

According to the survey, which was attended by 1.5 thousand respondents from June 1 to September 1, 2025, 74% of customers in the business class primary housing market in the capital are parents with minor children. They are mainly interested in multi—room formats - from two rooms. However, now the share of such offers in business class has decreased to 49.1% from 63.1% three years earlier. In the mass segment, this figure now stands at 42.5%, in the premium class - 62%, in the deluxe class — 82.3%.

"Due to the rising cost of construction, many developers are forming apartments in new projects in favor of compact options. However, in this way, the companies do not meet the real needs of the target audience. The problem is especially acute in business-class projects that are maximally focused on family clients. At the same time, more than half of the apartments in them today are not suitable for a comfortable life for parents with children, even with an only child," said Kristina Nedrya, Director of Commercial Management at STONE.

But still, a new trend has emerged at the moment. Business+ complexes with parameters corresponding to the needs of family buyers are appearing on the primary market. Moreover, the share of projected spacious lots is about 60-65%, but it is precisely such offers that are sold first.

Evgeny Belokurov, Commercial Director of Yandex Real Estate, told Izvestia on September 12 that in 2025 the surge in interest in real estate is due not only to the traditional seasonal factor, but also to a number of important changes in the economic situation, which is gradually stabilizing.
