The demand for commercial real estate stimulates demand from individuals, that is, private investors. Previously, they preferred to keep money on deposits or invest their savings in apartments. However, the increased popularity of commercial real estate and their high profitability began to attract non-core investors to this segment, Igor Kovalchuk, commercial director of nc logistic, told Izvestia on September 12.

"It is possible to invest money in high-quality commercial real estate through collective investment instruments such as closed-end mutual funds. To attract new investors, developers and financiers are developing targeted investment products with a relatively low entry threshold," he explained.

Warehouse facilities are the most popular among commercial real estate among private investors. In recent years, the demand for warehouses has increased significantly, which has led to a shortage of space and an increase in rental rates. Currently, there is a stabilization in this segment: the supply is increasing, but rental rates are practically not decreasing.

In 2022, in the Moscow region, the cost of renting a high-quality Class A warehouse averaged 5,000 rubles per square meter. excluding VAT and operating expenses, and now this figure is kept at the level of 12 thousand rubles per 1 sq. m. Against the background of high demand for warehouses, they are increasingly being considered as investment objects. In the first half of 2025 alone, more than 700,000 square meters of warehouses worth about 50 billion rubles were purchased in the interests of private funds.

"After warehouse real estate, private investors are attracted to offices and shopping malls. Risks when investing in commercial facilities may be associated with insufficient investor expertise, which increases the likelihood of choosing projects with low liquidity. Success depends on the location, the quality of the facility, the accuracy of forecasting maintenance and management costs, as well as the economic environment," Kovalchuk said.

In the case of warehouses, it is necessary to take into account their technical characteristics, which are not always obvious. We are talking not only about the optimal area, but also about a well-thought-out infrastructure that ensures the efficient organization of warehouse processes. This includes a sufficient number of docks, convenient access roads, modern security systems and, of course, energy efficiency. Each format, whether it's a warehouse, office, or shopping mall, has its own specific features. Therefore, to successfully invest in commercial real estate, you must first learn how to understand it in order to know all the nuances of assessing profitability, risks and legal aspects.

Investments from private investors who are not market professionals are gradually becoming an increasingly important source of financing for new commercial projects. Developers simplify investment tools and organize specialized events to educate potential investors on the specifics of various segments. It is obvious that the share of facilities, including those financed by private investors, will steadily grow, the expert concluded.

Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
