The introduction of a regular revaluation of the market value of housing purchased on a mortgage is primarily a tool to strengthen the stability of the banking system. Valery Tumin, Director of the Russian and CIS Markets at fam Properties, told Izvestia on August 27.

"Consideration of this idea is aimed at increasing the stability of the banking system. This mechanism allows credit institutions to more accurately account for the cost of collateral, respond to market changes in a timely manner and thereby reduce risks," the specialist explained.

He immediately reassured the borrowers, noting that this was not a threat to them. The structure of mortgage agreements in Russia is designed in such a way that the main obligation remains fixed and does not directly depend on the current market valuation of an apartment or house.

According to him, in calm market conditions, it is advisable to carry out a revaluation no more than once a year. This is enough for banks to have up-to-date information, and the market does not experience excessive volatility.

The expert also added that the innovation can play a stabilizing role for the general real estate market.

"Banks will be more confident in their collateral base, which means they will be able to develop mortgage programs without additional risks. For citizens, this means maintaining the availability of housing loans and predictability of conditions," Tumin summed up.

Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29.
