The average overpayment of Russians on a market mortgage exceeded 21 million rubles
The average size of a mortgage issued in the Russian Federation in the summer of 2025 reached a maximum of 4.5 million rubles. This is a record since at least the beginning of 2023 (there are no previous statistics), according to data from the Bank of Russia. The average loan term in recent months has also been fluctuating near the maximum — now it is 308 months (almost 26 years).
An increase in the size and term of the loan increases the borrower's overpayment. The weighted average real interest rate on a market mortgage in the period from August 18 to August 24, 2025 was about 22.4%.
If the client takes out a mortgage for 4.5 million rubles with a down payment of 10% (the lowest possible) for 308 months under these conditions, the overpayment on the loan will exceed 21.5 million rubles. That is, the borrower will pay off almost six loans instead of one.
Despite this, citizens continue to take out mortgages based on market conditions. Currently, about one in five Russians apply for a mortgage loan without a preferential program, said Vitaly Kostyukevich from Absolut Bank.
The main reason for the increase in the loan size was the rise in housing prices, especially in the new building market, said Vladimir Chernov, analyst at Freedom Finance Global. In addition, there is a structural shift towards more expensive transactions, due to the preferences of citizens to buy apartments on the primary market.
Russians take the maximum loan term to minimize the debt burden. At the same time, according to the requirements of the mortgage standard, a loan cannot be issued for a period exceeding 30 years, said Vitaliy Kostyukevich, director of Absolut Bank's Retail products department.
