Experts spoke about the dynamics of prices in the real estate market in July
The gap between the cost per square meter in the primary and secondary markets was 51% in July, analysts at Domclick and Sberindex said.
Price growth in the primary and secondary markets is slowing down, and a year after the cancellation of the State Support 2020 program, new buildings and ready-made housing added only 4.2% and 6.5%, experts noted. A square meter in housing built no more than 10 years before being sold on the secondary market cost only 13% less than a "meter" in new buildings in July.
According to data on concluded mortgage transactions by Sberbank, in July the average cost of 1 sq.m. m in the primary market increased by 0.4% to 175.6 thousand rubles. The leaders in the cost of housing under construction are Moscow (362 thousand rubles per m2), St. Petersburg (257 thousand rubles), Tatarstan (192 thousand).
"Despite the cancellation of bank fees in May, prices continue to rise for the third month. The slowdown in growth is most likely due to low demand," the analysts explained.
According to them, price growth is still not catching up with inflation - in the year since the cancellation of the State Support 2020 program, prices have increased by only 4.2%. Throughout the year, the gap between the offer price and the transaction price has been stagnating (it shows the degree of confidence of the seller). This increases the likelihood of a downward reversal in prices in the coming months or their fixation at the current level, experts stressed.
The average cost of 1 sq. m. The share in the secondary housing market increased by 0.5% in July and amounted to 116.4 thousand rubles. In the year after the cancellation of the State Support 2020 program, prices increased by 6.5%. The gap between the offer price and the transaction price continues to narrow in the secondary market, while since the second half of 2023 this indicator has never exceeded the value of 18%. Despite a slight increase in the number of transactions in July, this creates prerequisites for lower prices in the medium term.
