In Moscow, the supply of new business class buildings has increased by 39% in 5 years

Over the past five years, the supply of new business-class buildings in Moscow has increased by 39%, analysts at Metrium estimate. According to experts, in 2025, the segment reached a record high in the number of projects submitted for sale — 146, and the share of business-class facilities sold was 38%. Izvestia reviewed the study on August 4.

In June 2025, 23.6 thousand business class apartments and apartments were on sale, which is equivalent to 50% of the total supply on the market of new buildings in "old" Moscow. A year earlier, the volume was 20.5 thousand rooms — 42% of the total supply. In addition, the business class segment occupies a leading position in terms of the number of projects: 144 projects in June 2025 compared to 134 a year earlier. The peak value was recorded in April — 146 projects.

"In Moscow, not only the number of business-class projects is growing, but also their scale, which is an important competitive advantage of the segment. Indirectly, this is indicated by the fact that, on average, about 170 apartments are currently on sale per project, and 130 five years ago. The scale allows you to create a full—fledged living space, which is impossible in point—to-point development projects," said Larisa Shvetsova, General Director of River Park LLC.

As the expert noted, a striking example is the adjacent territories in modern business class projects. In fact, many large projects of new business-class buildings are implemented on the principle of "city within a city", which allows this segment to retain the interest of the majority of buyers.

According to Metrium, in June 2020, developers implemented 125 business class projects, offering about 17 thousand apartments and apartments. Thus, the supply growth in five years amounted to 15% in terms of the number of projects and 39% in terms of the number of premises.

"Today, new business-class buildings have shown resilience to market fluctuations — customers in this segment do not rely entirely on mortgages and can afford to take advantage of 100% payment or interest-free installments. In addition, real estate buyers place higher demands on the quality of projects, and new business-class buildings fully meet this demand due to the ratio of comfort and cost," says Igor Sibrenkov, Commercial Director of Osnova Group.

In addition, as the expert added, such projects are distinguished by their original architecture, interesting infrastructural content and designer public space, which is simply impractical to implement in the mass segment.

According to analysts, the share of new business-class buildings five years ago was 44% (in terms of the number of projects), and now it is 50%. The increase was mainly achieved by reducing the supply of new buildings in the mass segment.

"The business class now has powerful competitors in the form of premium segment projects. Premium new buildings, as a rule, offer slightly higher quality, but the gap in this regard with new business-class buildings is small," said Ruslan Syrtsov, Managing Director of Metrium.

He noted that premium complexes, as a rule, have a more advantageous location compared to business-class facilities. According to him, this creates competition between new buildings in two segments. At the same time, developers in business class can offer comparable quality projects at a more affordable price, including due to location. Syrtsov added that the outcome of this competition remains unclear.

On July 29, analysts at Metrium recorded a record decrease in the share of mortgage transactions in the primary market of "old" Moscow in the first half of 2025. This is the lowest result since the first half of 2019, when the indicator dropped to 47%. At the same time, the share of mortgage transactions in the premium class sank to a minimum in the history of the market - 16%.
