Home buyers have become more interested in new buildings in the Moscow region

Since the beginning of 2025, 15.9 thousand transactions under equity participation agreements have been completed in the primary market of the Moscow Region. This figure is 17.9% higher than in the same period last year (13,457), and 16.3% more than in the same period in 2023 (13,646), according to data from experts of the Ferro-Stroy group of companies, which was reviewed by Izvestia on May 23.

At the same time, in January – April 2022, 21,060 apartments were purchased from developers, which is 32.7% higher than the current result.

"At the beginning of 2025, the maximum consumer activity over the past three years was recorded. This is a consequence of the stabilization of the socio-political situation, the adaptation of the market to the current economic conditions and the accumulated pent-up demand. The reduction of bank fees on family mortgages also had a positive effect on the level of consumer activity. But there is still a good foundation for further growth in the number of transactions," said Grigory Vaulin, Managing Partner of Ferro—Stroy Group.

The share of mortgages in the structure of housing and communal services in the Moscow Region decreased from 81% to 67% over the year. According to the expert, in the future, housing loans will regain their positions.

"Lower rates on market loans and at the same time a decrease in the profitability of deposits after easing the monetary policy of the Central Bank (Central Bank of the Russian Federation. — Ed.) can lead to a real stir in the market. It is possible that as a result, the demand records of 2021-2022 will be broken, despite the absence of universal preferential mortgages," Vaulin added.

Analysts have estimated that the absolute majority of residential buildings in the Moscow region — 89.8% — are currently registered in comfort-class complexes. The share of transactions in standard-class projects since the beginning of the year is 6.8%, in new business-class buildings — 3.4%. The group of companies explained this primarily by the structure of the offer and the purchasing preferences of the local target audience. The average purchase budget in standard class projects near Moscow is 8 million rubles, comfort class - 8.8 million rubles, business class — 12.9 million rubles.

Krasnogorsk and Mytishchi are the leaders in terms of demand among the districts of the Moscow region. Krasnogorsk is a center of attraction due to its administrative status, proximity to Moscow, and well—developed infrastructure. In turn, Mytishchi is popular due to its environmental friendliness, the presence of modern social facilities and good transport accessibility, experts added.

Earlier, on May 16, it was reported that one in five Russians would like to put up a cottage for sale in order to buy an apartment in the capital. At the same time, one in three (33%) estimates their suburban real estate in the amount of 6 million to 10 million rubles, according to the results of a study by Level Group.
