Moscow new buildings have risen in price by 24 over the year%
Average price of 1 sq.m. The value of real estate put up for sale on the primary market in Moscow in April 2025 amounted to 683 thousand rubles. This is 24% more than in April last year. At the same time, the average cost increased by 1.5% relative to March, according to data from the MR Analytics division, which was reviewed by Izvestia on May 21.
"Significant increase in the average price of 1 sq. m. m is related to several factors. Firstly, we are seeing a reduction in the share of comfort class in total sales in favor of higher segments. In addition, the proportion of houses in the late stages of implementation is growing in the exhibition. Secondly, there is an increased demand for premium and deluxe real estate, which is combined with the release of new projects in this segment," said Leonid Savkov, Deputy General Director for Sales and Digital Marketing at MR.
In addition, according to him, the positive dynamics are influenced by the margins that are necessary for a number of financial instruments, such as installments. An additional factor in the price increase was also a decrease in the volume of new project withdrawals and the number of liquid lots on sale.
According to MR Analytics, in April 2025, buyers purchased 236,000 square meters of real estate in "old" Moscow, which is 10% less than in March. Sales have been declining for the second month in a row in all classes except deluxe. In this category, they increased by 4% in a month.
At the same time, in the four months of 2025, sales of new buildings in the capital increased by 7% compared to the same period in 2024 - in total, customers bought 1.04 thousand square meters. m. Demand in comfort class increased by 5% over the year, in business — by 4%, in premium - by 22%. Sales of deluxe real estate showed the largest increase — by 89%.
Analysts also noted an increase in the share of mortgage transactions, which exceeded half for the first time since the end of 2024, reaching 51%. Family mortgages and tranche programs are the most in demand.
Earlier, on May 20, it was reported that about 4 thousand apartments and apartments worth up to 10 million rubles inclusive are represented on the primary market within the historical borders of the capital.
