The cost of renting housing in Russia decreased by 7.5%. Such data on the results of the first quarter of this year are provided by analysts of the Yandex Rent service in their research, the document is available to Izvestia.

The document notes that the median cost of long-term rental of apartments of all types of rooms in cities with a population of one million by the end of March 2025 amounted to 34 thousand rubles. The indicator decreased by 2.3% for the month and by 7.5% for the quarter.

"The cost reduction is associated with a significant increase in supply. The number of apartments for long—term rent increased by 4.2% compared to February 2025, and by 28% compared to the end of 2024," the study says.

"The demand for long-term rentals in the millionaires today is at a stable level, typical for the beginning of spring. Tenant activity has increased: on average, tenants viewed apartment rental ads 30% more often in March than at the end of 2024. However, homeowners are no less active. The supply of apartments in the segment is growing due to the revival of the market after the New Year period and long holidays, including due to unsold secondary real estate. As a result, the cheapest apartments are on display longer today, which affects the median cost, leading to its decrease during the month and quarter," Roman Zhukov, head of the Yandex Rent service, explained to Izvestia.

The most significant reduction in the median long-term rental rate during the month was demonstrated by Chelyabinsk (-6.4%; up to 26 thousand rubles), St. Petersburg (-5.7%; up to 40 thousand rubles), Omsk (-5%; up to 24 thousand rubles), Moscow (-3.2%; up to 82 thousand rubles) and Krasnodar (-2.9%; up to 29 thousand rubles). In eight more megacities — Kazan, Ufa, Rostov-on-Don, Voronezh, Samara, Yekaterinburg, Nizhny Novgorod and Perm — the median rental housing rate decreased in the range from 0.5 to 2.7% per month.

The cost of a long-term lease has not changed during the month in Novosibirsk (35 thousand rubles) and in Volgograd (25 thousand rubles). In Krasnoyarsk, the median monthly rate increased slightly — by 1.2% compared to February 2025, to 26 thousand rubles.

During the first quarter of 2025, the median cost of long-term rentals decreased in 15 of the 16 million residents. Volgograd (-18.2%; up to 25 thousand rubles), Rostov-on-Don (-12.1%; up to 30 thousand rubles), St. Petersburg (-12%; up to 40 thousand rubles), Chelyabinsk (-11%; up to 26 thousand rubles) and Moscow (-10.2%) showed the most significant decrease in the median rate.; up to 82 thousand rubles). In other megacities, the rate reduction during the quarter ranged from 1% (in Ufa) to 9.7% (in Kazan). The reduction in the rate is accompanied by an increase in supply in all cities.

The only millionaire who demonstrated a slight increase in prices within three months is Krasnoyarsk (+1.8%; up to 26 thousand rubles).

Earlier, on April 4, it was reported that in six months — compared to the third quarter of 2024 — the average cost of long-term rental apartments in Russia decreased by 14%. In the first quarter of 2025, the lowest rental prices were observed in Bryansk — 18 thousand rubles per month, Kirov — 20 thousand rubles, as well as in Saratov, Ulyanovsk, Kaluga and Ivanovo, where the cost was 22 thousand rubles each. In Yaroslavl, Voronezh and Smolensk, rent cost 23 thousand rubles.
