Common fears of homebuyers in skyscrapers are named
The majority of Russians surveyed (73%) share one or another misconception about skyscrapers. Thus, 58% of respondents are convinced that in such buildings you will have to wait a long time for an elevator. At the same time, 48% believe that evacuation in case of fire will be long and dangerous. This is stated in the results of the research of the company GC "Summa Elements", which were read by "Izvestia" on January 21.
Next in popularity are the myths that skyscrapers swing strongly in the wind (34%), apartments are available only to the very rich (30%), and utilities are prohibitively expensive (25%). There are also misconceptions about constant wind and noise (21%), communication problems (14%), residents rarely going outside (11%), that only the single and young live in skyscrapers (10%) and it is impossible to open windows (7%).
"Understanding what myths about skyscrapers exist among buyers is extremely important to us. It allows us to dispel unfounded fears and present the real benefits of living at altitude. For example, modern technologies allow us to ensure fast and safe operation of elevators even in the tallest buildings," said Hakob Kirakosyan, General Director of the developer company of Dow House mixed-use complex.
According to him, fire safety issues are solved with the help of advanced fire prevention and extinguishing systems".
Experts of Summa Elements Group of Companies noted that high-speed and intelligent elevator control systems minimize waiting time. Thoughtful building designs ensure resistance to wind loads, and high-quality soundproofing protects against noise. Utility bills, although they may be higher than in low-rise buildings, are often offset by energy efficiency and developed infrastructure. Mobile communication and internet in skyscrapers are provided at the same level as in other parts of the city.
Windows in modern high-rises are usually openable (with restrictors), and residents are no less active than those in low-rise buildings, the analysts added. Talking about the cost of housing and the social composition of residents, they explained that skyscrapers offer a variety of apartment options available to a wide range of buyers.
Earlier, on December 14, 2024, it was reported that there are 25 complexes on the market of premium projects with skyscrapers in Moscow. Their number for the year increased by 66.7%, follows from the data of analysts of the company "Metrium". In these complexes are sold 3.4 thousand apartments and apartments, which is 86.3% more than a year earlier (1.85 thousand lots).
