Moscow region districts with the most inexpensive new buildings are named

The most affordable housing in the Moscow region can be found in Serpukhov, Voskresensk and Elektrogorsk, where the average price starts from 100 thousand rubles per 1 sq. m., Elena Chegodayeva, head of analytics and consulting department of the company "NDV Supermarket Real Estate" told "Izvestia" on January 11.

The expert noted that according to the results of the IV quarter of 2024 Serpukhov ranks first among the most affordable districts of the Moscow region in terms of the cost of new buildings. The weighted average price of 1 sq. m. amounted to 100.5 thousand rubles, having increased by 1.9%.

The second place is occupied by Voskresensk - 110 thousand rubles for 1 sq. m (+11.1%), the third - Elektrogorsk, with the cost of 114 thousand rubles for 1 sq. m.

A new building in Kolomna will cost 118.7 thousand rubles per 1 sq. m. (+17.3%), and in Sergiev Posad - 126.4 thousand rubles per 1 sq. m. (+0.1%).

According to the specialist, the largest increase in price per 1 sq. m. is noted in Elektrogorsk (+33.7%), Kolomna (+17.3%) and Voskresensk (+11.1%). One of the reasons for the rise in price is that most of the supply in these locations is presented at a high stage of construction readiness, due to which the average price of apartments in new buildings is increasing. In addition, in these districts there are one or two projects in realization, so at the existing level of demand developers raise prices.

Last year, on December 25, the group of companies "Ferro-Stroy" conducted a study, which was read by "Izvestia", about the increased supply of apartments and apartments in new buildings near Moscow. According to its data, the volume of supply of apartments and apartments in the primary market of Moscow region in November 2024 reached 44.89 thousand lots, which is 7.8% more than at the beginning of the year (41.67 thousand).
