Experts reported a reduction in the rate of new development projects in Moscow
In 2024, developers in Moscow have started the realization of 67 projects of new buildings. Compared to 2023, the figure has decreased by 5.6%, as follows from the data of analysts of the company "Metrium", which were reviewed by "Izvestia" on January 10.
In 2023, developers brought to the market about 71 projects, in 2022 - 75, in 2021 - 71, in 2020 - 68. At the same time, considering the new volume of supply in the context of buildings, experts noted that the number of starts in new projects of the capital (excluding New Moscow) in 2024 relative to 2023 increased from 98 to 134, and their area increased by 12.5% - from 1.65 million sq. m. to 1.85 million sq. m.
Developers of business class new buildings were the most active last year. They launched 26 projects, which is 62.5% more than in 2023 (16 complexes).
"Due to the active development of districts and districts of the megapolis, the geography of business class new buildings outside the usual locations is becoming wider. This is explained by the complex development of industrial zones and irrationally used land plots. As a rule, in such areas developers realize large-scale projects in several stages", - said Christina Nedrya, Director of Commercial Department of STONE.
According to her, point complexes remain a deficit among new buildings. At the same time, the interest of clients to them is high due to the chamber and the absence of years of construction around them.
Developers of elite and deluxe class projects are on the second place in terms of activity in 2024. Together they have launched sales in 12 complexes, which is 40% less than in 2023 (20 complexes).
"In 2024, the activity of developers of elite housing sagged only relative to the unprecedented 2023. Developers brought to the market projects in sought-after locations with quality service and exclusive concepts. However, in 2025, in my opinion, the output of new projects will be significantly reduced, which will lead to a shortage of supply. This is due to the "cancellation" of apartments, expensive money for developers, high mortgage rates, the outflow of cheap labor, rising costs of materials, difficulties with the import of technical equipment", - said the director of the department of elite real estate company "Metrium Premium" Anna Radjabova.
On the third position on the activity of developers of premium-class housing. In 2024, they launched sales in 11 projects, which is similar to the result achieved in 2023.
"Premium new buildings today are sold mainly outside the Central Administrative District of Moscow, although five years ago the CAO accounted for 63% of new buildings in this segment. Especially actively premium housing is now being built in the south of Moscow, which accounts for 15% of the supply in this segment. If three years ago the share of new premium class housing on sale here was only 7%, today it has reached 12%, while the total number of offers in this segment has tripled," explained Lilia Artsibasheva, Commercial Director of Regions Development.
Developers of the mass segment in 2024 brought to the market 11 new buildings, which is 26.7% less than in 2023 (15 complexes). At the same time, according to analysts, there were seven launches in the market of new buildings in New Moscow, which is 22.2% less than a year earlier (nine launches).
"In general, the activity of developers in 2024 was high. This is largely due to record sales in 2023 and favorable market conditions. Against this backdrop, many developers started to develop new projects. But last year was difficult for the market because of the high key rate and the curtailment of favorable mortgages," added Ruslan Syrtsov, Managing Director of Metrium.
According to him, even developers of premium and elite segment complexes, where there is high buyer activity, feel the effects of economic difficulties due to expensive project financing and inflation. The expert predicted that in 2025 the rate of starts in Moscow will decrease.
Earlier, in early November 2024, it was reported that every third Russian respondent considers "young" secondary housing - real estate that is 3-10 years old - to be the most comfortable. Another 23% noted the comfort of new buildings - up to three years from the date of delivery of the object. About 30% called a country house comfortable, follows from the results of the VTB survey.
