Ruslan Syrtsov, Managing Director of the company "Metrium", believes that in 2025 there will be no growth in the cost of secondary housing in Russia. He told "Izvestia" that further stagnation of prices is likely.

"In 2025, the growth of prices for secondary housing is not expected. The main reason is expensive loans. Studies show that customers are psychologically uncomfortable to make a mortgage above 16% per annum. Reduction of the key rate next year is possible, but still not to comfortable values", - he said.

According to him, only certain objects with sought-after characteristics will become more expensive, for example, apartments with high-quality repairs from flippers. A significant drop in prices in the secondary market is possible if the volume of supply multiples or political cataclysms occur.

"The most likely scenario is further price stagnation. The owners of secondary housing during the auction are often willing to reduce the cost of the apartment up to 10%, but this is due to the fact that it is often customary to set the initial price above the market. For an objective assessment of price dynamics we should look at how the amounts in transactions change, not the cost of exposure", - Syrtsov specified.

He explained that only owner-investors switch to the rental market. Clients wishing to improve their living conditions do not consider such an option, and they are the absolute majority in the secondary market.

"It is rational to differentiate secondary real estate into ready-made new buildings from owners and houses with significant depreciation. Secondary apartments in modern projects are in stable demand and are gradually becoming more expensive, despite the difficult economic environment. However, most transactions are now of an alternative nature, as the rates on market loans have long overcome the barrier values. "The old fund", except for exclusive options, is unattractive for investors, and apartments in it are bought by citizens with low incomes who can not afford other housing, "- added, in turn, the commercial director of Optima Development Dmitry Golev.

The expert specified that prices for this category of real estate in the short term will stagnate.

In early November, it was reported that every third Russian respondent considers "young" secondary housing - real estate, which is 3-10 years old - to be the most comfortable. Another 23% noted the comfort of new buildings - up to three years from the date of delivery of the object. About 30% called a country house comfortable, follows from the results of the VTB survey.
