Housing in new buildings near the Moskva River rose in price by 26% over the year

Apartments and apartments in new buildings on the bank of the Moskva River have gone up in price by 26% over the last year, as follows from the data of experts of the companies "Metrium" and "Aeon Development", which were reviewed by "Izvestia" on September 21. The price became higher due to expansion of exposition of high-budget projects, analysts specified.

According to experts' information, at a distance of 5-10 minutes on foot from the Moskva River 6 thousand apartments and apartments are currently offered at an average price of 632 thousand rubles per 1 sq. m. A year ago this indicator was equal to 502 thousand rubles. Thus, over the past 12 months prices have increased by 26%. In general in Old Moscow in August this year, the average cost of 1 sq. m. amounted to 592 thousand rubles, which is 18% higher than in 2023, when the price was at the level of 503 thousand rubles.

In new buildings near the river in the elite segment the price rose by 23%, reaching 1.3 million rubles per 1 sq. m., housing of premium and business class rose in price by 12% - up to 895 thousand and 497 thousand rubles for 1 sq. m. In comfort class the average cost increased by 15%, amounting to 359 thousand rubles per 1 square meter. m.

"Despite the growth in the number of projects near the Moskva River over the year from 32 to 39, the number of premises available for sale decreased by 2% - from 6220 to 6100. High demand contributes to the "washing out" of supply. Buyers see real estate near the river as a prestige and a good investment opportunity. Developers are actively using the location as a competitive advantage, creating landscaped embankments, recreation areas, sports grounds and art objects, which makes such projects especially attractive to buyers", - said Dmitry Starostin, Managing Partner of Aeon Development.

Managing Director of "Metrium" Ruslan Syrtsov also expressed the opinion that projects near the river are profitable for investment, as over time they become more expensive than other new buildings.

"Especially promising from this point of view are considered objects of medium and high price segment. It is also important to take into account that the Moscow River is gradually turning into a transport artery: river transport routes have been launched here, allowing to quickly get to the historical and business center of Moscow by electric trains," he said.

Earlier, on September 5, Deputy Minister of Construction and Housing of Russia Nikita Stasishin told "Izvestia" at the IX Eastern Economic Forum that the price of a square meter of real estate in new buildings in Russia has stabilized this year. According to him, the cost will grow within the inflation rate.
