Sber announced the issuance of a record volume of mortgages

In September, Sberbank issued a mortgage for 445.5 billion rubles, which is a record for 2026. The sharp jump is largely due to the completion of the "Family Mortgage" under the old terms on September 30, the bank said.

"The growth was 65.8% by August and 62.2% by September 2025. September became the most successful month of 2026, significantly outstripping previous peaks: June (346.4 billion rubles) — by almost 100 billion, and January (313.5 billion rubles) — by more than 130 billion rubles," said Alexey Leypi, Director of Sberbank's Domclick department. He clarified that both of these months were also marked by increased interest in the "Family Mortgage."

According to Leypi, the distribution structure shifted significantly towards new buildings in September. The share of primary housing was 62% (plus 9.7 percentage points by August), secondary housing — 16.2% (minus 8.8 percentage points), ready—made country houses — 12.8%, residential housing - 7%.

Disbursements for new buildings have reached 275.6 billion rubles. The volume almost doubled by August and grew by 52.9% by September 2025. The "Family mortgage" accounted for 84% of such loans. The highest share of new buildings in rents was recorded in Mordovia (78.2%), Chuvashia (76.2%) and St. Petersburg (74.1%), among large regions - in Moscow and Novosibirsk region (69.7% each).

In the secondary market, Sber issued 72.2 billion rubles, which is 7.3% more than a month earlier and 1.6 times more than in September 2025. The Arkhangelsk Region (41.7%) and Kamchatka Krai (38.2%) became the leaders in the share of ready-made apartments.

Loans for the purchase of ready-made country houses increased by 67.9% in a month, to 57.1 billion rubles, and more than doubled in a year. Mortgages for residential housing increased by 73.5% over the month, to 31.4 billion rubles, and by 106.6% over the year. The bank attributed the growth in demand for suburban housing to the end of the warm season and interest in preferential programs. The largest share of transactions with finished country houses occurred in Kalmykia (47%), Orenburg Region (35.2%) and Tatarstan (24.2%).
