Buyers of secondary real estate on Sberbank's Domclick service will be able to include the realtor's remuneration in the total amount of the mortgage loan and pay it with borrowed funds. This was reported in the "Savings Bank".

The new option allows you to include the realtor's remuneration in the amount of the mortgage loan. All buyers of any real estate on the secondary market can use it, the bank explained. The main condition is that the realtor's commission should not exceed 3% of the value of the purchased property.

The amount for the commission payment is credited to the client's account at the same time as the main credit funds. Settlements with the realtor are carried out in accordance with the terms of the service agreement. It is not required to provide documents confirming the payment to the bank.

You can include the commission in the loan directly when applying for a mortgage. This can also be done after its approval through the bank's manager. In the latter case, the application will need to be reviewed again. It is important to keep in mind that when the realtor's commission is included in the loan amount, the borrower cannot use federal or regional subsidies to repay the mortgage, as they are not provided to pay for additional services, the bank explained.
