Analysts have studied the studio rental market in major Russian cities

Long-term rental rates for one-room apartments and studios with an area of 20-40 sq. m. The Russian economy has slowed down its growth. This is the conclusion reached by analysts at Sberbank's Domclick service after examining offers in major Russian cities from April to August 2026.

The median increase in cities was about 5%, almost half as much as in the same period of 2025 (+8%), the study notes. On average in Russia over the summer, the median rate rose by only 1.4% to 29.2 thousand rubles per month.

In general, by the beginning of autumn 2026, rental rates had increased in 14 of the 20 cities studied. Samara (plus 13%, up to 26.0 thousand rubles), Yekaterinburg (11.9% more, up to 30.2 thousand rubles) and Krasnoyarsk (+11.3%, up to 25.6 thousand rubles) became the leaders in rental prices. In Moscow, despite the highest competition and rental costs, the lowest growth rate among large cities was recorded: only 2% — up to 60.2 thousand rubles, analysts noted.

At the same time, Moscow remains the city with the most expensive rent: the median rate is 60.2 thousand rubles. Vladivostok has been holding the second place since spring (36.8 thousand rubles), slightly ahead of St. Petersburg.‑St. Petersburg (36.6 thousand rubles). This is followed by Novosibirsk (31.0 thousand rubles), Yekaterinburg (30.2 thousand rubles), Kaliningrad and Kazan (30.0 thousand rubles each). The lowest long-term rental rates are maintained in Voronezh (21.0 thousand rubles each), Omsk and Chelyabinsk (22.0 thousand rubles each) and Volgograd (22.1 thousand rubles).

The decrease in prices during the analyzed period was observed only in four cities: Rostov‑on‑Don (by 8%, to 23.0 thousand rubles), Irkutsk (by 5.3%, to 28.4 thousand), Vladivostok (by 3.2%, to 36.8 thousand) and St. Petersburg‑St. Petersburg (by 1.1%, to 36.6 thousand). In Kazan and Tyumen, the median rates remained at 30 thousand rubles and 25 thousand rubles, respectively.

A year earlier, the seasonal dynamics were more pronounced, the study emphasizes. In 2025, rental rates in Samara increased by 20%, Volgograd — by 17%, and Voronezh and Omsk — by 15% each. In the summer of 2026, growth did not exceed 13% even in the leading cities.
