Domclick reported record demand for market mortgages in two years
The volume of market mortgage issuance in Russia in July 2026 reached its highest level in the last two years. According to the basic programs, Russians have issued loans for 109.2 billion rubles, which is 14.8% more than a month earlier and 2.7 times higher than in July last year, analysts at Domclick Sberbank said.
According to the study, the share of market mortgages in the total volume of loans increased to 43%, an increase of 15.2 percentage points over the month. The most noticeable increase in demand occurred in the segment of new buildings. During the year, the volume of loans increased more than fivefold — from 4.1 billion to 21.4 billion rubles.
Alexey Leipi, Director of Sberbank's Domclick Department, noted that the structure of the mortgage market is gradually changing. "If we do not take into account the periods of peak demand for preferential mortgages, the ratio of demand for state—backed mortgages and market mortgages illustrates the trend towards an increase in the share of basic mortgages," he said.
Residents of the Northwest, Volga region and Central Russia showed high interest in mortgages at market rates in July. The most noticeable share of such loans was recorded in the Novgorod Region (66%), Saratov and Samara regions (59.2% and 56.4%), as well as in the Leningrad and Tambov regions (54.9% and 54.8%).
At the same time, in July, the volume of issuance of preferential mortgages decreased to 144.9 billion rubles. This is 42.3% less than in June and 22% lower than in July last year. Analysts attribute this dynamic to the normalization of demand after the hype caused by expectations of changes in government support conditions.
The largest preferential program remains the Family Mortgage. In July, loans were issued for 116 billion rubles (almost 48% less than in June). The program accounted for about 80% of all preferential loans and 46% of the total volume of mortgage loans. The volume of loans for the Far Eastern and Arctic mortgages increased by 8.5% compared to June to 22 billion rubles, and for IT mortgages - by 5.9% to 5.4 billion rubles.
