In the secondary real estate market, residents of Russian regions mainly took out mortgage loans for apartments with one and two rooms. This was told by analysts of Domclick Sberbank.
Studio apartments and studios were most popular in the Southern, Volga, and Northwestern districts. Two—room apartments were most often chosen in the Far Eastern, Ural and Siberian districts, while three-room apartments were chosen in the North Caucasus.
According to analysts, demand in the secondary real estate market in 2026 received a new impetus due to the easing of monetary policy and the increasing availability of market mortgage programs, the share of which in the total number of loans in the first half of the year exceeded 51%.
In the North Caucasus Federal District, the most affordable apartments were mostly mortgaged, with a median cost of 3.1 million rubles. The facilities purchased with a loan in the Ural and Volga Federal Districts cost an average of 4.2 and 4 million rubles, respectively.
The most expensive mortgage apartments were in the Central Federal District: the median price of an object on the secondary market was 5.9 million rubles. Ready-made housing in the Far East cost an average of 5.6 million rubles, and in the North—West of the country - 5.5 million rubles.
The largest median area of facilities was recorded in the North Caucasus and Far Eastern Federal Districts - 47.6 square meters. m and 47.2 sq . m . m, respectively. This is followed by properties in the Ural Federal District (45.8 sq. m.), the Siberian Federal District (45.7 sq. m.), the Northwestern Federal District (45 sq. m.) and the Central Federal District (44.8 sq. m.). The smallest apartments on the secondary market were purchased in the Volga (44.1 sq. m.) and Southern Federal Districts (43.9 sq. m. m).
In the North Caucasus, Southern, Central, and Ural districts, apartments in buildings dating back to the 2010s were most in demand. Apartments in buildings built in the 1980s were most often bought in the Far Eastern and Siberian Federal Districts, while real estate in houses built in the 1970s was popular in the Volga region and the Northwestern Federal District.
