The volume of mortgage issuance in Russia increased by almost 50% in June%

By the end of June 2026, the volume of mortgages issued in Russia reached 345 billion rubles. This is 49.7% more than in May, and 76% higher than in June last year, according to analysts of the Domclick service.

"In addition to the increased demand for new buildings, the volume of loans for secondary (+5.6%) and especially suburban housing (+60%) continues to increase, which indicates the diversification of buyers' preferences," said Alexey Leypi, Director of Sberbank's Domclick department. According to analysts, the significant increase in disbursements in the primary market compared to May is due to seasonal factors, the realization of pent-up demand in early summer, as well as the increased interest of borrowers in anticipation of expected changes in conditions under the family mortgage program.

According to experts, June has become one of the best months for the mortgage market over the past year and a half. The largest volume of disbursements fell on the primary market: Russians issued mortgage loans for 198.8 billion rubles for the purchase of apartments in new buildings. This is 72.4% more than a month earlier and 56.2% higher than in June 2025. The share of new buildings in the total distribution structure was 57.6%.

The secondary market also continued to grow. The volume of mortgage loans for the purchase of ready-made housing reached 62.6 billion rubles, an increase of 5.6% compared to May. In annual terms, the indicator increased by 131.9%.

The suburban real estate segment also showed noticeable dynamics. The total volume of loans for the purchase of ready-made houses and individual housing construction (IHS) exceeded 73 billion rubles, which is more than 21% of the total volume of the mortgage market. In June, 44.2 billion rubles of mortgage loans were issued for the purchase of ready—made country houses, which is 54.5% more than in May and 103.7% more than a year earlier. Disbursements for residential housing reached 29.1 billion rubles, an increase of 66.3% per month and 90.2% year-on-year.
