The expert named the pros and cons of popular materials for building houses

The choice of material for the construction of a country house depends on the purpose of its use, budget and conditions of the site. Viktor Knyazev, commercial director of the South Kazakhstan Construction company, told Izvestia about this on July 7.

According to the expert, before starting construction, it is important to determine whether the house will be used year-round or only in the summer, as well as calculate the budget in advance, taking into account not only the construction of walls, but also utilities and landscaping.

He noted that wooden houses, especially frame ones, are affordable and quick to build, but require regular maintenance and are inferior to other materials in terms of sound insulation and durability.

Knyazev added that aerated concrete is one of the most balanced options in terms of price and quality: houses are built from it in 2-4 months, the material retains heat well and is easy to finish.

"Aerated concrete is also effortlessly amenable to interior finishing. Among the disadvantages: the gas blocks are delivered by large machinery, the entrances to the site must be such that the blocks arrive safely. Again, if you buy a house in a cottage settlement, the company takes care of the delivery and unloading of the material itself," the specialist noted.

At the same time, the expert pointed out that brick and ceramic houses are considered more expensive and heavy in construction, require a solid foundation, but are characterized by high durability, good sound insulation and resistance to temperature fluctuations.

He stressed that the choice of material also depends on logistics and site conditions, as some technologies require special equipment and prepared access roads.

Anna Terekhova, Sales Director of the development company Marmax, noted on June 19 that the reduction of the key interest rate by 0.25 percentage points (to 14.25%) creates a favorable background for the restoration of purchasing activity in the real estate market.

Analysts of the Dvizhenie real estate project told Izvestia on June 18 that in the first five months of 2026, the total revenue of developers from the sale of residential premises under equity participation agreements across the country amounted to 1.887 trillion rubles, which is 2.6% less than a year earlier, while sales in units, on the contrary, slightly increased — by 2.4%, to 197.3 thousand lots.
