On June 25, lawyer Daria Morozova listed the pros and cons of notarization of real estate transactions.

In Russia, notarization of all real estate transactions between citizens may be made mandatory. The relevant bill was prepared by deputies of the Moscow Regional Duma, and it is planned to submit it to the State Duma in the near future.

In an interview with Radio 1, the specialist noted that such a measure would help protect homeowners, reduce the risk of fraud and reduce the number of legal disputes. According to her, the notary verifies the legal capacity of the parties to the transaction, information about the property, registered tenants and explains to the parties the terms of the contract. In addition, a specialist can pay attention to the strange behavior of the participants and thereby prevent possible fraud.

At the same time, the expert noted that the initiative has a disadvantage — the cost of notarization. According to her, the certification of the purchase and sale of an apartment worth 5.7 million rubles will cost about 24.4 thousand rubles. Despite the additional costs, Morozova believes that saving on the security of the transaction is not worth it.

The State Duma generally supports the initiative, although it recognizes that additional guarantees of protection will require additional costs from the participants in the transactions.
