Sales in economy class in the residential housing market have more than doubled

Sales in economy class in the individual housing construction (IHS) market for the first half of the year more than doubled compared to the same period last year, while in the comfort segment there was a reduction of up to two times. At the same time, there is no decline in the business segment, and premium housing showed a 32% increase in demand. Such figures are contained in a study of the results of the first half of the residential housing market, presented at the Houses of Russia exhibition on June 24 with the participation of the Federation of Residential Housing and experts from the Suburban Development Club.

"58% of cottage settlements faced a decrease in sales up to three times. 25% is stagnating. Only 17% show growth. The key conclusion is that this is not a demand crisis. This is a crisis of approach. The buyer has remained, but is waiting for a decent interest rate," says a market study (available to Izvestia) presented by Valery Lukinov, founder of the Expert Club Suburban Development.

According to him, today there is a decrease in demand in the mass segment: the number of transactions with houses decreased by 33%, and with land plots — by 26%.

At the same time, high-quality projects continue to show positive dynamics: sales in comfort class increased by 17%, in business class - by 16%, and in the premium segment — by 7%. According to the expert, the changes taking place do not indicate a market crisis, but rather its structural transformation and increased customer demands on product quality.

"After the high results of 2025, which became one of the most successful for the industry over the past few years, the residential housing market entered a period of adaptation to new conditions in the first half of 2026," said Ramil Usmanov, President of the Federation of Residential Housing.

According to him, against the background of changes in the economic situation, the requirements of buyers are also changing. They increasingly value functional solutions when choosing an object, rejecting large areas, but at the same time they need high-quality products, well-developed infrastructure, comfort of living and the reputation of the developer.

Anna Terekhova, Sales Director of the development company Marmax, noted on June 19 that the reduction of the key interest rate by 0.25 percentage points (to 14.25%) creates a favorable background for the restoration of consumer activity in the real estate market.

Analysts of the Dvizhenie real estate project told Izvestia on June 18 that in the first five months of 2026, the total revenue of developers from the sale of residential premises under equity participation agreements across the country amounted to 1.887 trillion rubles, which is 2.6% less than a year earlier, while sales in units, on the contrary, slightly increased — by 2.4%, to 197.3 thousand lots.
