Experts spoke about the preferences of mortgage borrowers when choosing a home.
Mortgage borrowers prefer to purchase comfort-class housing with a mortgage, and they consider playgrounds to be the most important infrastructure facility. This was reported by experts from Sberbank's Domclick service based on the results of an analysis of information about residential complexes where apartments have been mortgaged since the beginning of 2026.
Comfort class remains the absolute leader in both deals and offers. It accounts for 65.2% of all listings and 67% of all mortgage transactions. The economy class ranks second, but its share in transactions is 24.3%— which is significantly higher than in supply (18.6%), indicating a high demand for budget housing and its gradual withdrawal from the market.
The business and premium segments remain niche for now. Business class accounts for 13.7% of the offer, and 8.1% in deals. Premium real estate is presented on the showcase even more modestly — 2.5% of ads with 0.6% of transactions. Which is quite expected, since such facilities are more often purchased without involving mortgages and, moreover, housing loans with state support.
More than half of all mortgage transactions (55.2%) are in multi-storey buildings with a height of 13-25 floors. This is the most massive urban development format that allows developers to effectively use the land without moving into the category of high-rise construction with its additional standards and cost. Medium—rise buildings (6-12 floors) account for 26.9% of loans, while high-rise buildings (26+ floors) account for 13.6%. Low—rise housing (up to 5 floors) remains a niche product - only 4.4% of transactions.
The presence of a playground has become almost a prerequisite: It is available in 90.6% of the residential complexes where the transactions took place, and in 91.1% of the complexes on display. Sports grounds are also in high demand (85.1% of transactions). These complexes require minimal costs from the developer, which is why they are found almost everywhere.
