Demand for the purchase of warehouses in Russia in January–May 2026 increased by 13% compared to the same period in 2023, and for rent — by 30%. This was announced on June 16 at the Movement forum by Victoria Safronova, Director of the Commercial Real Estate category at Avito Real Estate.

"The commercial real estate market today largely resembles the pre—crisis situation of early 2023 - after a period of high activity, demand has stabilized, and this naturally changes the nature of work on the market. The transaction cycle is getting longer: tenants and buyers are taking longer to weigh their decisions, and they are studying their options more carefully," Safronova said.

She noted that the largest increase in demand for warehouse real estate sales compared to January–May 2025 was recorded in the Tyumen Region (+14%), Moscow (+7%) and Novosibirsk Region (+6%). Only Tatarstan showed positive dynamics among the top 10 regions (+1%).

According to the expert, there has been a noticeable increase in interest in compact objects. The share of demand for warehouses up to 100 sq. m. m for sale increased from 29% to 34%, for rent — from 33% to 36%. Safronova also stressed that in commercial real estate and free-use premises, the share of compact facilities is up to 100 square meters. m has reached 59% for sale and 77% for rent.

The director of the Commercial Real Estate category also clarified that demand in the office segment has generally returned to the levels of 2023. At the same time, the share of large offices from 500 square meters is growing (from 15% to 16% year on year). In addition, in Moscow, interest in such facilities has increased by 32% in less than five months of 2026. On the contrary, the share of compact offices in rental continues to increase to 100 sq. m.

Yulia Rykunova, co-founder and Business Development Director of the M2 real estate ecosystem, announced on June 16 that mortgage rates in Russia would not reach a psychologically comfortable level until early 2028. According to her forecasts, the key rate is expected to gradually decrease to 12-13% during 2026.
