According to analysts, the structure of the initial supply in the premium and deluxe segments of suburban real estate has been almost completely updated. Of the 33 settlements on the market, 29 were launched after 2021, with three new premieres taking place in the first quarter of 2026 alone.

Experts note that for many wealthy residents of the capital, suburban real estate is gradually becoming the main place of residence. New generation projects are in the greatest demand — elite lifestyle clusters in environmentally friendly locations with good transport accessibility.

Among the most sought-after concepts, analysts single out longevity-real estate with an emphasis on health and longevity, as well as complexes with resort-level infrastructure. "Such facilities can now be sold at a premium to the market, find buyers faster, and additionally generate regular income from medical, sports, educational, and service services. Health is considered by customers as a key vital resource and an element of preserving human capital," said Artem Kuznetsov, founder of the DATA development company.

According to him, modern suburban projects differ from the previous generation in both concept and set of functions — here urban comfort is created without prejudice to suburban well-being.
