A service for the official rental of apartments has been launched in Russia

Sberbank's Domclick service has launched a platform for homeowners that allows them to rent an apartment with the official status of self-employed. The new tool reduces the concerns of property owners and simplifies the legal support of the lease, the company noted.

The key problems that owners face when renting out themselves are financial risks in the form of fines and taxes for informal rentals, legal vulnerability due to lack of a contract, property damage and unstable income when tenants delay payments, Domclick noted. "The demand for rental housing remains high, but many owners rent apartments informally, fearing tax reporting and difficulties with the execution of contracts. Our service helps the property owner to legalize income, insure the apartment, check the tenant and receive payments without delay," explained Alexey Leypi, Director of Sberbank's Domclick department. He stressed that the service would be free for the owner.

The specialists of the new service help the owner register as self-employed and advise on income legalization issues. It is also possible to insure property on the platform and make rent payments, make checks. In addition, the service's specialists provide legal support in disputes over the entire lease term, Domclick emphasized. In case of late payments from the tenant, rent compensation is provided, as well as covers downtime when changing tenants. Damage to property is reimbursed under the contract up to 875 thousand rubles, explained in Domclick.

Earlier, Domclick noted that rental prices fell in 16 of the 20 largest cities in Russia in the first quarter of 2026. At the same time, in general, the dynamics of growth in the number of rental apartments in Russia remains, analysts noted. Recently, the supply of apartments in new buildings built after 2020 has been increasing, as a result of which competition in the long-term rental market is growing.
