The issuance of market mortgages increased 3.3 times in a year

In May 2026, Russians issued mortgages totaling 230.5 billion rubles, which is 24% more than in the same period last year. The main driver of growth was the basic mortgage: loans increased 3.3 times year-on—year, from 26.1 billion to 86.5 billion rubles. Such data was provided by analysts of Sberbank's Domclick service.

Preferential mortgages still occupy a large part of the market, but their volume has decreased to 144 billion rubles, which is 9.9% less than in May 2025. The share of state-backed mortgages slightly exceeded 60%, while market-based programs accounted for 37-38% of total loans.

"In May 2026, the balancing of demand for preferential and market-based programs continued. The share of state—backed mortgages has slightly exceeded 60%, and the basic mortgage ranges from 37-38% in the total volume of loans," commented Alexey Leypi, Director of Sberbank's Domclick department.

The family mortgage remains the most in—demand preferential program: in May, more than 117 billion rubles were issued under it, and the share in the total volume exceeded 50% - an increase of 2.1 percentage points by April. The Republic of Adygea became the leader in the share of family mortgages (81.6%), high demand was recorded in the Astrakhan region (75.8%) and the republics of Kalmykia and Khakassia (72.5% each).

Among the narrower programs, the Far Eastern and Arctic mortgages showed positive dynamics — loans increased from 14.5 billion to 19.4 billion rubles (+33.8%). IT mortgage loans increased by almost 14% to just over 4 billion rubles. Residents of the Republic of Sakha (Yakutia) were the most active in issuing DViA — it accounted for 77.5% of the total volume of issues in the region.

Among the regions with the highest demand for market mortgages are Kemerovo (68.2%), Novgorod (52%) and Samara (50%) regions, as well as Moscow (47.2%) and Moscow Region (45%). In the structure of market programs, borrowers most often chose mortgages for ready—made apartments — almost 60%, individual housing construction took the second place (16%), and new buildings took the third (13%).
