Currently, almost half of the historical housing market in Russia is concentrated in St. Petersburg, according to analysts at Sberbank's Domclick service. The northern capital accounts for 46.6% of apartments in Russian houses over a hundred years old for sale and 41.6% for long-term rentals. In the city itself, this category of housing occupies 12.1% and 5.1% of the total supply, respectively, although in the whole country this distribution is 0.6% and 0.3%.
The relatively low share of historical real estate in long-term rentals is due to the fact that such housing, usually located in historical and tourist locations in the city center, is more often used for short-term rentals. At the same time, the long-term rental rate in a historic house in St. Petersburg can be one and a half to two times higher than in a typical apartment.
The percentage of this segment of real estate in mortgage transactions in St. Petersburg is also higher than in other Russian cities.: almost 7% of mortgages in the urban secondary market over the past year and a half have been for apartments in houses older than a hundred years, while in the rest of Russia such transactions are about 0.3%.
Historical lots are often larger in area. For example, an apartment for long-term rent in the St. Petersburg market has a median area of 42 square meters, while this figure in houses over a hundred years old is 66.5 square meters (+58.3%). The situation is similar in the secondary market: the median area of a standard lot is 50.8 square meters, while in a historic building it is 78.5 square meters (+54.5%).
Also, apartments in such buildings in St. Petersburg, as a rule, have more rooms. While the majority of the secondary market accounts for one-room units (44.6%), in residential buildings older than a hundred years, such lots account for only 19.4%. Among the apartments in historical buildings, the most common types are four—room apartments with an area of up to 150 square meters. meters (18.1%), three-room apartments from 80 to 120 sq. m. square meters (12.7%) and two-room apartments from 55 to 80 sq. m. meters (12.4%).
