Experts presented data on mortgage transactions using matkapital

More than a quarter of all mortgage transactions concluded in the first five months of this year were executed with the involvement of maternity capital. This was told by Sberbank's Domclick analysts, who studied the relevant data in honor of World Children's Day.

According to the conclusions of experts, the mother capital was most often used in the registration of a "Family mortgage" — almost half (46.1%) of loans under a preferential program. The Far Eastern and Arctic Mortgage is in second place (24.7%), and the Regional Mortgage is in third (16.3%).

The funds of the parent capital were also attracted for mortgage transactions in the secondary market — 14.2% this year. 11% of the disbursements were for the purchase and construction of suburban housing under basic programs.

The experts also compiled a portrait of mortgage real estate buyers who used matkapital in the largest regions. "The average mother who decides to take out a mortgage using maternity capital is 33 years old, and she earns about 98 thousand rubles a month. The median value of the acquired property is 6 million rubles," the analysts said.

The most expensive properties purchased with the involvement of maternity capital are located in Moscow (14.4 million rubles), St. Petersburg (8.9 million rubles), the Moscow Region (8.3 million) and the Krasnodar Territory (7.1 million). The most affordable housing purchased with a mortgage with maternity capital is located in the Volgograd (4.7 million rubles), Chelyabinsk (4.7 million) and Samara (4.8 million) regions.

According to analysts, borrowers from Moscow, St. Petersburg and their agglomerations are the leaders in terms of median monthly income. In the capital, the figure exceeds 168 thousand rubles, in St. Petersburg - 116 thousand. At the same time, the cost of housing does not always directly depend on the level of earnings of the buyer, experts explained.
