Analysts noted an increase in the share of spacious apartments in mortgage transactions

Russians who purchase housing under mortgage programs are increasingly choosing more spacious apartments with two or more rooms. Analysts of Sberbank's Domclick service came to this conclusion after examining the transactions.

The interest in more squares has especially grown among those who purchase an apartment with government support, experts say. The median area of apartments purchased under preferential mortgage programs increased from 45.9 sq.m. m in May 2025 to 48.3 sq . m. m in May 2026 (+5.2%).

Thus, in January 2026, one—room apartments and studios accounted for 57.8% of preferential loans, while two-room apartments accounted for 32.4%. However, by the end of May, this ratio had almost reached equilibrium — such apartments are now being bought with the same frequency under preferential programs (41.7% for one—room apartments and 42.1% for two-room apartments), analysts say. The share of three-bedroom apartments also increased: from 8.7% in January to 14.1% in May. Larger properties with four or more rooms accounted for 2.1% of mortgage transactions in May this year.

In market programs, fluctuations in shares are less significant, Domclick emphasizes. Thus, the share of studios and one—room apartments in January 2026 was 45%, in May - 43.4%. The share of two-bedroom apartments increased from 36.2% to 37.7%. The share of more spacious apartments remained almost unchanged — objects with three or more rooms accounted for 19% of transactions at market rates in May (+0.2 percentage points). The median area of such apartments remained virtually unchanged over the year.

In general, according to the results of the first five months of 2026, one-room apartments were most often purchased under both market and preferential programs, analysts said. At the same time, their share is higher in state—backed mortgages - 49.6% versus 43.7% for basic programs.
