Analysts noted a decrease in prices for ready-made housing in a number of cities

Experts from Sberbank's Domclick analytical center named the cities where prices for ready-made housing have decreased since the beginning of the year. The square meter fell the most in Arkhangelsk, Blagoveshchensk and Sochi.

Arkhangelsk became the leader in reducing prices for secondary real estate: the price per square meter in the city dropped by 11.9% — from 106.5 thousand rubles in January to 93.8 thousand rubles in May. This is followed by Blagoveshchensk, where ready-made housing lost 9.6% in price (from 178.6 thousand to 161.4 thousand rubles). The resort Sochi closes the top three, where the "square" has fallen in value by 17.4 thousand rubles (minus 6.9%) since the beginning of the year: from 253.4 thousand to 236 thousand rubles.

In fourth place was the capital of the Stavropol Territory, where the cost reduction was 4.6%. Novorossiysk and Tyumen are next in the ranking, with 3.8% per square meter.

The decline also affected two million-plus cities, analysts say. So, in Novosibirsk, the price fell by 1.8% — from 114.4 thousand to 112.4 thousand rubles, and in Krasnodar by 1.4% — from 116.1 thousand to 114.6 thousand rubles.

In the calculations, the researchers relied on data on prices for secondary real estate in mortgage transactions of Sberbank, executed in January and May 2026. Apartments with one, two, three or more rooms were taken into account.
