Experts estimated the increase in the cost of country houses near reservoirs
The proximity of a country house to a body of water can significantly increase the attractiveness of the property and increase its value. This is the conclusion reached by the experts of the analytical center "Domclick", having studied the advertisements for the sale of such suburban real estate. The increase in price can reach 19.7%.
According to analysts, only 25% of the facilities on the market have access to reservoirs. As a rule, we are talking about rivers (43.9%) and lakes (37.7%) of natural origin. Artificial ponds are found in only 18.4% of ads.
Economy-class cottage settlements are usually located next to rivers — in 52.8% of cases. Lakes are more often mentioned in ads with luxury suburban real estate (52.1%) and in business and comfort class settlements (50.4% and 45.9%, respectively). In the economy segment market, only 30.4% of homes have access to lakes.
Ponds are less often found near business and economy class cottage settlements (in 15.6% and 16.8% of cases, respectively), and more often near luxury suburban real estate (19.4%).
Houses in the village in the immediate vicinity of the ponds are on average 12.7% more expensive. Penza (32.7%), Ryazan (30.2%) and Tula (24.5%) regions are among the regions with the most such offers on the market.
The most expensive houses are located in locations near lakes — the increase in price for such an arrangement reaches an average of 19.7%. Proximity to the river has the least effect on the cost — plus 1% of the property price. According to analysts at Domclick, "this is due to the fact that the majority of rivers near populated areas, especially in central Russia, are shallow, with a width of no more than 15-20 meters and a depth of rarely 2 meters, and there are almost no conditions in their beds for comfortable swimming, boating and fishing."
