The share of new business class buildings in mortgage transactions increased by 47%

Experts from the Domclick analytical center have studied how the structure of demand for new buildings in mortgage transactions has changed over the past few years. At the moment, a steady trend has formed: the share of business-class apartments in rents is gradually increasing, while the economy segment is losing ground.

According to analysts, the share of new business class buildings increased from 5.8% in the first quarter of 2023 to 8.5% in the first quarter of 2026, peaking at 9.1-9.6% in the second half of 2025. The economy class lost 4.5 percentage points over the same period, falling from 29.6% to 25.1%. The Comfort class consistently maintains its leadership, fluctuating in the range of 64-66%.

The capital's market is one of the drivers of the trend. In Moscow, the share of business class in monthly payments has almost doubled, from 17.4% in January 2023 to 33.9% in March 2026, according to Domclick. At the same time, the share of economy housing in the capital has more than halved, from 38% to 15.2%. The premium segment occupies 3.4–4.8%, which is 5-8 times higher than the national average. The remaining low-cost economy-class housing on the market is mainly represented in New Moscow, and new comfort-class buildings and projects are becoming less common within the MKAD.

A similar trend is observed in St. Petersburg. If at the beginning of 2023 the business class occupied about 12% in the structure of mortgage loans for new buildings, then by the first quarter of 2026 its share increased to 18-20%. The economy segment is also shrinking, while the comfort class retains its leadership with a share of about 60%.

At the same time, the basic parameters of apartments of different classes are almost the same: the median area in all three segments is 43 square meters, and the most popular format is studio apartments. The difference in price is not due to additional meters, but to infrastructure, decoration, location status and transport accessibility, analysts noted.
