According to experts, there are the most buildings with the status of cultural heritage sites in St. Petersburg, while the proportion of residential WINDOWS there is also significantly higher than in other cities of the country. The Northern Capital accounted for 43% of mortgage transactions with apartments in memorial buildings in Russia. The Ivanovo Region (7.2%), the Krasnoyarsk Territory (6.8%), the Astrakhan Region (6.7%) and the Sverdlovsk Region (5.2%) are next in terms of the prevalence of cultural heritage objects in mortgage transactions.
In Moscow, according to the portal mos.ru There are about 8,500 buildings with the status of cultural heritage sites, but only 413 of them belong to the housing stock — slightly less than 5%, and their share of the total housing stock of the capital is slightly more than 1%. Moscow accounted for less than one percent of all apartment transactions in Russia. The main reason is the special position of Moscow residential buildings—monuments: they are located in the center of Moscow and, as a rule, belong to the category of luxury real estate, which is rarely acquired with a mortgage. Thus, the median cost per square meter for transactions in such houses in Moscow was more than 950 thousand rubles — almost 2.5 times more expensive than the standard secondary in the Moscow market.
Such objects are most often located in historical city centers, in locations with established infrastructure. This location makes the rental yield higher than the average. However, the situation is different in a number of regions.: There, apartments in windows are, as a rule, a less liquid asset that requires attention from new owners, with a number of restrictions on carrying out repairs and high deterioration of communications.
